These jobs run on a different clock. Somebody has died or moved into care, the family is spread between three states, and the house has to be cleared before a sale that already has a date on it. Nothing about that is helped by a container that has to go back on Monday. We rent for longer on estate work as a matter of course, and we would rather you called to extend than rushed a room you will regret rushing.

We also keep it quiet. The truck comes when you ask it to, the driver does not need a tour of the house, and we do not park in a way that announces to the whole street what is happening. Some families want the box tucked around the side. Some want it gone before the neighbours are up on a Saturday morning. Both are easy to arrange if you say so when you book.

Do the legal and the valuable parts first

The single most common regret on these jobs is speed. Before anything goes in a container, walk every room once with a box for paperwork and a box for anything that might matter. Deeds, insurance policies, service records, savings passbooks and photographs turn up inside books, taped behind drawers and in coat pockets, and they do not survive a skip run.

  • Paperwork first — wills, titles, tax records, bank and pension correspondence, anything the estate's attorney may need
  • Then the potentially valuable — jewellery, coins, tools, marine and fishing gear, older furniture. Get a dealer through before you fill a box, not after
  • Then donations, while the good items are still accessible rather than buried under three rooms of the obvious rubbish
  • Then the container, which is the last step and not the first

The estate cleanout checklist lays the sequence out room by room if you are coordinating it from out of state.

Sizing when nobody knows how much is in there

Families almost always underestimate, and it is not carelessness — you cannot judge volume in a house you grew up in. A full single-family home holding forty years of contents typically runs to a 20 yard container and change, and often two pulls. A three-decker where one floor is being cleared is usually a 15.

We would rather size it honestly than sell you a 40 yard that sits half empty. The practical approach on a house nobody has measured is to start with a 20, see how the first two rooms load, and swap it when it is roughly three quarters full. It costs the same as guessing right and removes the risk of guessing badly. Where the job is really decluttering a still-occupied house, a junk removal container on a standard rental is the cheaper fit.

Triple-decker stairs, mattresses and textiles in quantity

Old New Bedford multi-families were not built for this. Narrow treads, two turns, a landing that will not take a sofa on its end. Take the interior doors off early, strip beds down to the frame upstairs rather than fighting a made bed down three flights, and put flattened cardboard on the stair treads because you will be on them a hundred times.

Estate jobs produce mattresses, box springs and textiles in real quantity, and both categories have been banned from disposal in Massachusetts since November 2022. A four-bedroom house can easily yield six mattresses and a dozen sacks of clothing, curtains and linen, none of which can go in the general load. It is completely manageable — but only if somebody says the number out loud when the container is booked rather than on collection day. Appliances count too, since metal is banned as well. Households out in Acushnet and the surrounding towns often add a barn or an outbuilding to the list, so mention that on the call.

Estate Cleanout Dumpsters — your questions

How long can we keep the container for an estate cleanout?

Longer than a standard rental, because these jobs are not weekend jobs. Families are usually coordinating between siblings, executors and a sale date, and the work stops and starts. We set estate rentals up with that expectation and extend without drama when a room takes longer than planned. Tell us roughly what the timeline looks like and we will build the rental around it.

What size dumpster does a full house need?

A single-family home with forty years of contents typically needs a 20 yard container and often a second pull. One floor of a triple-decker is usually a 15. Nobody can judge this accurately from inside a house they know well, so the safer approach is to start with a 20, watch how the first two rooms load, and swap it at roughly three quarters full.

We have six mattresses. What happens to those?

They are handled separately. Massachusetts banned mattresses and box springs from disposal in November 2022, and textiles went on the same list, which matters because estate jobs produce both in volume. Clothing, curtains, linen and bedding all fall under the textile ban. Give us the mattress count and a rough sense of the textile volume when you book and we will plan for it.

Can you be discreet about it?

Yes, and we are asked often. The driver does not need to come inside, we can set the container around the side or at the rear where the property allows it, and we can time the drop and the collection for early or for a quiet part of the day. If you would rather the neighbours did not watch the whole thing, say so when you book and we will arrange it.

Should we hire a crew instead?

Sometimes, and we will say so. If nobody in the family is local or able to lift, a full-service crew earns its money. But most families want to go through the house themselves, and that is slow and personal work that does not belong on an hourly clock. A container that sits there quietly for as long as you need is usually the better fit.
